Skanska is building the Kv Aulan development for Familjebostäder. The building will consist of 56 rental apartments, including group homes for the local district administration.

Constructing the project

Architecturally, the bar has been set very high, which to put it plainly means more complicated and expensive solutions.The location, close to the track area, also implies that Skanska must accommodate the requirements of the Swedish Rail Administration, and determine whether the project will affect the Rail Administration's official requirements, and if so how.

Downtown projects are always a challenge. In terms of logistics, all projects are required to meet high standards and this has generally worked out well. Having to construct a building for a sophisticated client like Familjebostäder also means that Skanska's performance must be especially top-drawer.

The further development of the VST frame system, which is assembled at a factory in Slovakia, and international sourcing of railings and kitchen carpentry from Poland, was a challenge. Another challenge was that there is a great deal of ground water near the foundation slab. Heavy downpours complicated the foundation work, since the water could not be diverted, due to the risk of causing settlement in adjacent properties and track areas.

In both the preliminary project planning and the construction phase, Skanska operated in accordance with its own requirements. The sound issue was important, as were the magnetic fields from the track area, which were investigated and dealt with.

Familjebostäder demonstrated genuine social responsibility, by creating group homes and by allowing this building to take shape and refusing to compromise on beautiful solutions. The building is extremely elegant and harmonizes perfectly with the surrounding environment, imbuing this "new part of downtown Stockholm" with an atmosphere all its own.
