Praga Studios is an office building in Prague’s Karlín district that connects modern workplaces with public space and the everyday life of the surrounding neighborhood. The project combines high-quality office facilities, a strong focus on user comfort and architecture designed to engage with people and the city.
In 2019, Skanska sold the Praga Studios building to CBRE Global Investors.

Located in the heart of Karlín, close to the Křižíkova metro station and other public transportation connections, the project offers excellent accessibility. By connecting two previously separated streets, it also created a new public space that naturally contributes to everyday urban life in the neighborhood.

The project offers nearly 12,000 square meters of leasable office space across seven floors. Praga Studios was designed to provide efficient, comfortable and high-quality workplaces tailored to the needs of modern tenants.

A key feature of the project is its multifunctional atrium, designed for concerts, theater performances and art exhibitions. Its flexible layout allows the space to function as both a stage and an auditorium, creating a unique setting for cultural and community life within the building.

The project also created a new connection between Pernerova and Křižíkova streets, together with a vibrant public square in the heart of Karlín. More than just an office building, Praga Studios contributes to the everyday urban life and continued development of the surrounding neighborhood.

Through a mobile application, building users can access a wide range of services designed to support everyday comfort and convenience. The app includes restaurant menus, laundry services, energy and water savings monitoring and a smart parking system.

Praga Studios was designed as an energy-efficient building with reduced energy and water consumption compared to standard office developments. The project incorporates efficient technologies, a high-quality facade, energy-saving lighting, heat recovery systems and rainwater reuse for irrigation. The building also focuses on indoor environmental quality and responsible waste management. CO₂ sensors in meeting rooms, waste sorting including composting and an outdoor community garden all contribute to a healthier and more sustainable working environment.

Praga Studios achieved LEED Platinum and WELL Gold certifications. The project combines high sustainability standards with a strong focus on health, well-being and the quality of the everyday workplace experience.
