Skanska divests office building in Wrocław, Poland, for EUR 62M, about SEK 680M

Skanska has divested the second phase of the Centrum Południe office complex in Wrocław, Poland, for EUR 62M, about SEK 680M. The buyer is INVESTIKA Real Estate Fund in joint venture with BUD HOLDINGS. The transaction will be recorded by Skanska Commercial Development Europe in the fourth quarter of 2025. The transfer will take place immediately.

The second phase of the Centrum Południe office complex has 15 above-ground floors and two underground levels that offer over 21,500 square meters of modern, sustainable office and retail space as well as 215 car parking spaces. Strategically located, the building ensures excellent accessibility through sustainable transport options and is close to Wrocław’s main railway station.

Centrum Południe features a variety of tenant amenities, including loggias on every floor and a public basketball court, promoting community engagement. The building was designed following ESG principles, with its entire electricity consumption covered by renewable energy, supported by a declaration of origin.

The building holds LEED Platinum-, WELL Gold-, and Object Without Barriers certifications. Sustainability is embedded not only in the shell and core but also in the interior design. The entire office space is leased to BNY while the retail space is let by Luxmed. BNY certified its office space in LEEDCommercial Interiors· atPlatinum level, achieving the second-highest score in Europe. 

The construction of the second phase of Centrum Południe began in 2021 and was completed in 2023.
