First built by us in 2020, 60 London Wall in the City of London is now maintained by our commerical property maintenance operation under a two-year facilities management contract from 2026.

Transforming the original building

From 2017 to 2020, we transformed the original seven-storey, steel-framed building, first constructed in the 1990s, through a large-scale structural refurbishment. The £140 million project included installing the mechanical, electrical and public health services.

The result is a ten-storey, 324,000 sq ft Grade A commercial mixed-use office building with retail facilities. Designed around a single atrium, the building benefits from excellent levels of natural light.

Protecting people, the environment and reducing costs

Throughout the construction phase, we worked with our supply chain to research and adopt new techniques that reduced the project’s carbon impact, while helping keep everyone working with us safe and well.

One example was our work to reduce the amount of dust and waste materials used and produced on site. We achieved this by using an innovative open-cell sponge solution, typically used in marine construction, instead of the traditional shot-blasting method.

This meant material used during the process could be collected and reused up to four times, using 80% less material and reducing dust produced by 40%. It also reduced the total number of vehicles delivering to and removing waste from site from 67 to 18.

This innovative approach enabled us to deliver better results for our customer, saving £114,000 at the time, in delivery, waste removal and landfill costs.

Keeping the building performing

From 2026, we maintain key building systems across the estate, including heating and cooling, fire infrastructure, and mechanical and electrical systems. The two-year contract reflects the strength of our long-standing relationship with Jones Lang LaSalle (JLL) and our continued role at the building.
