Working with Yard Nine, Partners Group and architect TP Bennett, we delivered EightyFen as a high-quality mixed-use development that brings together Grade A office space, retail and landscaped terraces in one of London’s busiest commercial districts.

A better experience for people

This is more than an office building. It is a place designed around people, from the moment they arrive to the way they work, meet and spend time throughout the day.

The building provides 240,000 sq ft of office accommodation and 12,250 sq ft of retail space across 15 storeys and two basement levels. It also includes six landscaped roof terraces, creating more than 2,500 m² of outdoor space with panoramic views across London.

Inside, the reception was designed as an open and interactive space, with a café, shop and forum area that creates a welcoming focal point for the whole development. The result is a workplace that feels connected, flexible and ready for modern city life.

Smart decisions on a challenging site

Building on Fenchurch Street came with real challenges. The site was compact, surrounded by neighbouring commercial properties and located in one of the most active parts of London. On a site like this, every decision matters.

That meant logistics had to work like clockwork. Strong communication with neighbours and the City of London was essential, helping everyone stay informed about current activity and keeping the project moving responsibly.

The building itself has a steel frame structure with a concrete core, with box windows and stone façade cladding giving it a distinctive identity. Behind the scenes, 3D and Revit coordination played an important role in delivery. In simple terms, it gave the team a shared view of the building before construction progressed, like solving a complex puzzle together before the final pieces are put in place on site.

Sustainable impact built in

Sustainability was part of the thinking from the start. The goal was not only to create a high-performing building, but to make responsible choices that would have a lasting impact for people, business and society.

The roof includes 74 m² of photovoltaic panels, helping save up to six tonnes of CO2 emissions each year. Air source heat pumps were installed in the retail units, and during demolition 90% of waste was diverted from landfill.

Analysis and modelling also helped improve comfort for the people who use the building every day, reducing glare, lowering the risk of overheating and improving thermal performance through the façade and glazing design. The planted terraces bring nature into the workplace, support biodiversity and create valuable outdoor space in the City.

Together, these decisions helped the building achieve BREEAM Excellent, with an 80% design stage score, well above the required threshold. It also achieved Wired Platinum certification, supporting the digital connectivity that modern businesses rely on.
