At Buchanan Wharf, Cementation Skanska brought together specialist knowledge, local experience and a proactive delivery approach to support a complex, multi-phase development.

Working alongside Drum Property Group, McLaughlin & Harvey and Graham Construction, the team adapted solutions to suit changing ground conditions and programme demands. By aligning design, logistics and delivery from the outset, the project was delivered with consistency, strong performance and a clear focus on long-term value.

The project

Cementation Skanska played a key role in the redevelopment of Buchanan Wharf, a major mixed-use scheme on the River Clyde, delivering new Grade A office space, student accommodation and residential buildings.

Initially appointed to support the new Barclays campus (Buildings 1 and 2), the team’s successful delivery led to further phases including Building 3 and Building 5. Across all phases, Cementation Skanska provided specialist piling solutions adapted to each structure and ground condition.

The challenge

The site presented complex and variable ground conditions, including deep bedrock (35–40m) and a clay layer causing flooding risks.

Tight programme requirements, particularly for the Barclays HQ, demanded rapid mobilisation and efficient delivery.

In addition, the constrained city centre location required careful logistics planning to accommodate large rigs and specialist equipment.

The solution

A flexible, phased approach was adopted, tailoring piling methods to each building.

Buildings 1 and 2

Large diameter rotary bored piles using bentonite support fluid were installed to depths of 35-40m. A total of 173 piles (900-1500mm diameter) and eight anchor piles were delivered, supported by an on-site bentonite system.

Building 3

A similar solution was applied, with 71 piles (1050-1500mm diameter) and six anchor piles installed to address comparable ground conditions.

Building 5

An alternative approach combined soil displacement piles (SDP) and CFA piling. SDP piles reduced depths to 12m for outer areas, lowering cost and environmental impact, while CFA piles were used for the core structure, reaching depths of 26m. In total 143 SDP piles, 78 CFA piles and 18 crane piles were installed.

The outcome

Through close collaboration and technical expertise, tailored solutions were developed for each phase — balancing performance, cost and environmental considerations.

All works were completed safely, on programme and to a high standard of quality, with no lost time incidents.

The project highlights Cementation Skanska’s ability to adapt to complex ground conditions and evolving project needs — building strong client relationships and supporting the successful regeneration of a key area of Glasgow.
