The residential property C.F. Møllers Have has been a sought-after place to create a home since the first residents moved in December 2023. The 156 apartments were rented out by the end of March 2024, which shows that the share-friendly apartments with between two and four rooms and an average size of 77 m² hit the mark with the target groups who want to live in Ørestad.

The property on C.F. Møllers Allé has a slightly different backstory as a project, as the site was originally designated for a parking garage. Skanska, in collaboration with By & Havn, found a solution that made it possible to change the purpose of the site so that instead housing could be built with an underground parking basement, which By & Havn operates.

The underground parking solution also provided the opportunity to hide residents' cars and bicycles away, allowing the establishment of a large courtyard, which quickly became the residents' common gathering place. From the start, Skanska chose to make an extra effort to create physical frameworks for the residents' active neighborhood. The courtyard became a flourishing courtyard garden with play areas and a greenhouse, and a common room with direct connection to the courtyard functions as a meeting place that makes it more fun to use the property's own laundry.

Skanska has also collaborated with specialists in resident activities, who have helped create a solid community at C.F. Møllers Have with leisure activities and workshops for, among others, Halloween and Christmas.

Certified to DGNB Gold
The Council for Sustainable Construction has certified C.F. Møllers Have to DGNB Gold. This means that the construction meets high environmental, economic, social, technical, and procedural requirements. The property is designed by Sweco Architects and is shaped as a block-shaped property. All apartments have access to a balcony as well as smaller private terraces on the ground floor.

The property in Ørestad is executed with both large and small measures in construction and materials, which together have helped secure the DGNB Gold certification. A number of recycled materials have been used for the common areas, the laundry helps reduce the number of individual washing machines in the apartments, saving water consumption and improving indoor climate. There is also a combined bulky waste and exchange room as well as a bicycle workshop.

A great success
"Skanska develops residential properties for investors, where we focus on good locations, more sustainable solutions, and community-building activities. We are very pleased with the deal with Home.Earth, who with their visions are the right long-term investor. We see C.F. Møllers Have as a great success with future-oriented solutions in construction and a closely knit community that has created a residential property with a strong identity," says Peter Nymann-Jørgensen, CEO of Skanska A/S.

"Home.Earth is pleased to complete the deal with Skanska. Skanska has developed an attractive housing product that thoughtfully combines functionality and community. The inviting courtyard and the welcoming common rooms support socializing and good neighbor relations. The combination of a strong product and the location in a growth area in Greater Copenhagen makes the project an attractive investment and addition to our portfolio of primarily development projects,” says Michael Helbo, director of investment and development, Home.Earth.

Skanska's sale of C.F. Møllers Have in Ørestad is the property developer's third major deal in 2024. In June and September, Skanska and Nrep entered into two forward purchase agreements for the residential construction Hørkær Have in Herlev, which will be completed in summer 2025, as well as the construction of a hotel and residential concept in Ørest
