On Monday, Skanska and Urban Partners broke ground on Ørestads Boulevard 31, where a new 13,000 m² development featuring residential units and hotel apartments will now be constructed.
Skanska has developed a project combining two concepts—housing and hotel apartments—located next to Bella Center Metro Station. The project is aimed at young people and singles seeking a modern and flexible urban lifestyle.
“It was a pleasure to break ground on our latest project on the last undeveloped site along the metro line in Ørestad City. The project is designed for young people who want to live compactly, close to natural areas while still enjoying city life and experiences. The location in Bellakvarter is excellent for those who want to live in and experience Copenhagen in this way,” says Peter Nymann-Jørgensen, CEO of Skanska A/S, the project developer.
The target group is broad but shares one common characteristic: they are often at a stage in life where mobility, freedom, and simplicity are important. This includes students, young couples, young professionals in their first jobs, international newcomers, and expatriates who come to Copenhagen to work or study.
Attractive Spaces for activities and social interaction
The project will include 210 compact one- and two-room apartments ranging from 32–47 m² and 143 long-stay hotel apartments with kitchens.
A strong emphasis has been placed on shared amenities and an attractive green courtyard, creating excellent settings for both spontaneous encounters and organized activities among residents.
To reduce the project's carbon footprint, the buildings will be constructed using timber façade elements. The completed development is expected to meet the requirements for DGNB Gold certification from the Danish Green Building Council.
Urban Partners is responsible for leasing and will take ownership of the project upon completion. The residential units in Bella Studios will be leased by Juli Living, while the hotel will be operated by the Finnish hotel chain Bob W.
