Urban Partners and Skanska are building flexible urban housing in Ørestad

The Danish real estate investor and urban developer Urban Partners has, through the fund NSF V, entered into an agreement with Skanska A/S to develop a project with 210 residences and 143 hotel apartments on Ørestads Boulevard in Copenhagen.

Urban Partners will address the shortage of flexible urban housing in Ørestad. Based on two different concepts for housing and hotel, a new property close to Bella Center will offer apartments as well as hotel apartments that can be adapted to the modern city dweller's individual needs. Shared facilities and an attractive courtyard create good conditions for both spontaneous meetings and planned activities among the residents. 

The project is developed and constructed by Skanska A/S and will be sold to Urban Partners in a “forward purchase” transaction, where payment occurs when the construction is completed, which is expected to be in the summer of 2028. Building permission has just been granted and construction is expected to begin during the spring. 

Under rapid change 
“Ørestad and the area around Bella Center are undergoing rapid change, and the interest in flexible, urban housing is increasing. In collaboration with Skanska, we will utilize the area's central location, which is close to the metro, Bella Center, the airport, and recreational areas, to develop both housing and hotel apartments with shared facilities. By integrating housing, urban spaces, and functions from the start, Skanska has created good conditions for a good everyday life with room to live, work, and meet, and we are pleased to contribute to the realization of the project,” says Thomas Riise-Jakobsen, country manager at Urban Partners. 

The project will be six stories high and include 210 residences and 143 hotel apartments, complemented by shared facilities such as a kitchen, meeting rooms, café, and rooftop terrace. The residential part is 8,400 m² and the hotel part constitutes 4,700 m² of the total project of 13,100 m². The courtyard will be 1,350 m².  The project is built with wooden façade elements to reduce the climate footprint.

Demand is growing larger and larger
Throughout the entire project development period, the demand for smaller, flexible housing in Copenhagen has only grown larger and larger, which has inspired Skanska and Urban Partners to develop a solution that meets both requirements and desires for housing types that suit the new urban lifestyle.

The new project is being developed at Ørestads Boulevard 31, which Skanska already owns. When the building is completed, it will close one of the last “gaps” in the row of properties along the metro through Ørestad.
Urban Partners received advice from Bruun & Hjejle, PwC, Colliers, Nordic Hotel Consulting in connection with the transaction, while Skanska A/S has had Accura and EY associated.

Urban Partners' takeover of the property takes place as a traditional “forward purchase” transaction, where payment occurs when construction is completed. 

Construction starts this year and is expected to be completed in 2028.

Skanska A/S is the client, Holscher Nordberg are the architects, and Rasmus Friis is the project manager.

The property is built as a concrete structure with wooden façade elements and must meet the requirements for DGNB Gold certification from the Council for Sustainable Construction.
